Environmental audits (EA), environmental Site Assessments (ESA) and Due Diligence (EDD) are generally investigations that we most often conduct for customers to determine the environmental status of the subject facility (mostly real estate and activities operated in them), whereas our findings and recommendations often have a major impact on customers’ final decisions regarding an intended acquisition or sale. A special case is the investigation for the so-called background report, which the customer submits to the responsible authorities within the framework of integrated prevention as an initial assessment of the state of soil and groundwater pollution after the end of operation.
We conduct the investigation in two phases (Phase I and Phase II) according to the methodologies introduced in the Czech Republic, or according to the relevant ASTM practices. The result of Phase I is a report with a description of the evaluated facility and its activities and findings regarding the impact on the environment, possibly the health of employees and residents in the vicinity, and compliance with environmental legislation. In the case of a reasonable suspicion of soil and/or groundwater contamination in a specific area (the so-called Area of Potential Concern), a Phase II additional contamination investigation is recommended (see Additional Services), the scope of which is always designed on the basis of the results of the Phase I investigation.
Our prices for the implementation of Phase I most often range between approx. 50 to 150 thousand CZK (approx. 2K – 6K EUR) excluding VAT 21%, depending on the purpose (e.g. investigation of impacts on all areas of the environment, compliance with legislation, or only investigation of possible soil and/or groundwater contamination, etc.), size and character of the subject facility (e.g. a complex of buildings in an industrial zone with long-term/historical activity so-called “brown field”, versus a separate building newly built on the so-called “green field”), the location of the object (e.g. in the area of environmental or water sources protection etc.).
